Zillow's median sale price for the metro was $329,983 in June 2026, up 4.0% on the year. Redfin's median sale price for the metro was $345,000 in May 2026. The Federal Housing Finance Agency's all-transactions house price index for the metro was up 3.28% in the second quarter of 2026. Four measurements, four periods, all pointing up.

Realtor.com's median listing price for the metro was $379,900 in August 2026, down 1.32% on the year, and $401,450 for Greenville County in the same month, down 3.27%. A listing price is a decision a seller made this month. A sale price is a contract a buyer signed weeks ago. Asking prices react first and closed prices confirm later, so one can fall while the other rises.

Greenville County reads the same way. Zillow's home value index was $340,295 in July 2026, up 2.1% on the year, its median sale price was $362,250 in June 2026, up 3.3%, and Redfin's median sale price was $368,000 in May 2026. Clemson has the highest typical value of the nine at $410,904, up 1.2% on the year, with 4.0 months of supply and a median 50 days on market. Simpsonville is $381,823, up 2.0%, at 3.4 months and 62 days. Travelers Rest is $354,511, up 2.2%. Redfin withheld its Travelers Rest supply and days figures for May, because too few homes sold there that month.

Greenville is $331,868, up 1.9%, with 1,093 homes for sale in July 2026, 3.8 months of supply and 51 days. Easley is $323,732, up 2.3%, the largest year-over-year rise of the nine, at 3.3 months and 64 days. Mauldin is the tightest on the list at $299,697, up 1.3%, with 64 homes for sale and 2.3 months of supply against 58 days.

Anderson is $274,358, up 1.5%, and the loosest of the nine at 4.3 months and 75 days. Spartanburg is $233,747, up 1.5%, at 3.3 months and 48 days, and it sits in its own metro area. Laurens is $185,470, down 1.5%, the only one of the nine whose index fell over the year and the only one losing residents, at 9,327 on 1 July 2025 against 9,341 in 2020. Redfin withheld Laurens's supply and days figures for the same reason.

For a buyer in Greenville County, the number to watch is months of supply in the town and price band you are shopping rather than the county median, because 2.3 months in Mauldin and 4.3 months in Anderson are two different negotiations across the nine towns, against a Greenville County figure of 3.7. Where supply is above four months and the house has been listed longer than the county's 58 days, we ask for closing costs and a repair credit and keep the inspection contingency. Where supply is under three months, the terms of the offer move a seller further than the price does.
