The rules for using this website. Plain language, because terms nobody can read protect nobody.
01Who you are dealing with
This website belongs to The Bedoya Team at Real Broker, LLC, a licensed real estate brokerage team in Greenville, South Carolina. Bedoya Enterprises, LLC is the registered business entity behind the team. Real Broker, LLC holds the brokerage licence; the licence numbers and the broker in charge for each state are at the bottom of every page.
02Using this site does not hire us
Reading these pages, using the search, opening the chat or sending a form does not make us your agent and does not create a fiduciary duty.
In South Carolina an agency relationship begins only when you sign a written agreement: an Exclusive Buyer Agency Agreement, or an Exclusive Right to Sell Listing Agreement. Until you sign one, we owe you honesty and fair dealing, but not the duties an agent owes a client.
03If you already have an agent
If you are already under a written agreement with another brokerage, this website is not an attempt to interfere with it. Stay with your agent, and please tell us if you contact us, so we do not put either of you in an awkward position.
04Listing information
Property information on this site comes from the Greater Greenville Association of REALTORS® MLS and from public sources. It is deemed reliable but is not guaranteed, and it is not a substitute for looking at a property or reading its documents.
Homes sell. Prices change. Square footage, lot lines, room counts, school assignments, taxes, HOA fees and flood status can all be wrong or out of date on any listing anywhere. Verify anything you are going to rely on, and we will help you do it.
05School information
School names and attendance zones on this site are shown for orientation only. Districts redraw boundaries. Before you buy a home for a particular school, confirm the assignment with the school district directly.
06What we are not
We are real estate agents. We are not a lender, a mortgage broker, a lawyer, an accountant, a home inspector, a contractor or an insurance agent, and nothing on this site is legal, tax, lending or insurance advice. We do not quote interest rates. When a question needs one of those professionals, we say so and introduce you to one.
Our vendors page lists people we have worked with. They are independent businesses. We are not paid for those referrals and you are never obliged to use them.
07What you send us
Send us what you are comfortable sending. Do not send anything confidential that you do not want in a real estate file, and do not send financial account details through this website. What you do send, we may use to answer you and to do the work you asked for. See the privacy policy for the detail.
08Content on this site
The writing, photography, video and design here belong to The Bedoya Team or are used with permission. You are welcome to link to any page, quote a passage with credit, or print something for your own use while buying or selling. Do not copy the site wholesale, republish our photography, or use our name or marks to suggest we endorse something we do not.

When we link to a lender, a builder, a portal or a news article, we do not control that site and we are not responsible for what it does with your information or for what it says. Read its own terms.

We try to keep this site up, accurate and working. We cannot promise it is never down, never wrong, or free of every error, and we are not liable for a loss caused by relying on the site rather than on the documents in a transaction or on the professionals advising you.
11Which law applies
These terms are governed by the law of the State of South Carolina, and any dispute about them belongs in a court in Greenville County, South Carolina. Our real estate practice is regulated by the South Carolina Real Estate Commission.

We may change these terms. The date at the top shows when they last moved. If a change matters, it will be obvious on the page rather than buried.
