The team cap is half the solo cap. On the team, leads the team hands you are split 50/50, and your own sphere is 70/30 for your first ten closings, then 80/20. Every other number is the same, and the team pays your post-cap transaction fees.
Commission is the first of six.
Real pays agents for closing, for attracting, and for staying. Each program below is Real's, not the team's, and each has its own terms.
Commission
85 / 15 → 100%You keep 85% until you reach your cap, then 100% of every commission for the rest of your anniversary year.
Revenue share
5% · 4% · 3% · 2% · 1%A share of Real's side of the split from agents you sponsor, paid monthly, across five tiers. Tier one pays 5%, up to $4,000 a year per capping agent. Deeper tiers unlock as your network produces.
Capping award
Stock, each year you capHit your cap and Real grants restricted stock. Do it again next year and it grants it again.
Attracting award
Stock, per agentSponsor an agent who joins and produces, and Real grants stock on top of the revenue share.
Elite Agent award
$12,000 in stockCap and pay $6,000 in post-cap fees in a year, or close $500,000 in GCI on ten transactions, and Real's Elite program grants a stock award and cuts your post-cap fee to $100.

The team is built for a particular kind of agent. If this reads like you, the fit interview will be a short one.
We take a limited number of new agents at any one time. Every new agent trains one-on-one with Carlos, and that only works when there are few enough of them to get his time. If the team is full when you apply, you will be told so, and told when a seat opens.
You can run a transaction on your own and you want coaching to run more of them. New agents are welcome, but the seats are few, and they go to people who have already decided this is the career.
The team serves clients in English and Spanish, and a bilingual agent starts with more of them on day one.
Real estate does not stop on weekends or holidays, and neither do the agents who close. If a Saturday showing is a problem, this is not the team.
The Zillow leads come through the CRM. The agents who win are the ones who work it every day, not the ones who keep a notebook.
A Zillow lead is a stranger who wants a call back in minutes, not a referral who already trusts you. You should know the difference and like the challenge.
Answer the phone. Return every call and message the same hour. This is the habit the whole model depends on.
The agents who do best here are the ones who help the newer ones. Nobody on this team competes with a teammate.
