Fair housing, equal opportunity and ethics
Every person who contacts us gets the same service. This page says what that means in practice, what we will not answer and why, and where to complain if we ever fall short.
01Equal Housing Opportunity
We follow the federal Fair Housing Act and the South Carolina Fair Housing Law. We do not refuse to work with you, steer you toward or away from an area, change the service we give you, or treat an offer differently because of who you are.

- Familial status, meaning children in the household, pregnancy, or securing custody of a child

We are pledged to the letter and spirit of United States policy for the achievement of equal housing opportunity throughout the nation.
02What this changes about how we talk to you
There are questions clients ask in good faith that we cannot answer, and it is fairer to explain why than to dodge them.
If you ask what kind of people live in a neighborhood, whether an area is good or bad, whether it is safe, or whether it is right for a family like yours, we will not answer. Not because we are being difficult, and not because we do not know the area. Answering steers, and steering is how housing segregation was built and is still how it is maintained.
03What we will do instead
- Describe a place by what it is: geography, commute times, price and inventory, lot sizes, what is being built, HOA rules, flood zones, what the streets are like to walk.
- Point you at the school district for attendance zones and ratings, and tell you to confirm assignments with the district itself.
- Point you at the local law enforcement agency and public crime data, which is the source, rather than repeat an impression.
- Point you at census and demographic data at data.census.gov, which is public and neutral, so you can read it yourself.
- Drive you around at different times of day and let you form your own view, which is what an unhurried look at a place is actually for.
04The concierge follows the same rules
The chatbot on this site is instructed not to describe who lives in an area, not to answer whether a place is safe or good, not to quote interest rates, and not to give lending or legal advice. If it ever does any of those, tell us and we will fix it that day.
05The REALTOR® Code of Ethics
Carlos Bedoya and the agents on this team are REALTORS®, members of the National Association of REALTORS®, South Carolina REALTORS® and the Greater Greenville Association of REALTORS®. That membership is voluntary and it is not the same as holding a licence. It binds us to the REALTOR® Code of Ethics, which has been in force since 1913 and is enforced by our local association.
The Code sets duties to clients and customers, to the public and to other REALTORS®. Article 10 forbids denying equal professional services or being party to any plan to discriminate on the protected characteristics above. The Code also requires us to be honest about what we know, to avoid exaggerating or misrepresenting a property, and to disclose our own interest in a transaction.
If you believe a REALTOR® on this team has broken the Code, you can file an ethics complaint with the Greater Greenville Association of REALTORS®. You do not need our permission and you do not need to tell us first.
06Accessibility
This site is built to be usable with a keyboard and with a screen reader: real headings, visible labels on every form field, text that survives being enlarged, and a skip link at the top of every page. Some photography is still missing its final descriptive text, and we know it.
