That is the primary residence requirement in practice, and it runs for years rather than ending at the closing table.

The length of that term is not the same in every program. SC Housing's 2026/2027 limits chart shows a fifteen year forgivable term on the Homebuyer, or Bond, program, and a ten year term under Palmetto Home Advantage. If you sell or move out before the clock finishes, there is an unforgiven balance to settle, and what that looks like is a question for the lender. Ask it before you sign. It is the difference between a program that fits a five year plan and one that quietly does not.

What order do the steps go in for an SC Housing loan?

Choose a participating lender before you shop for a house in Greenville County, not after you find one. SC Housing's Find a Lender page says the authority partners with mortgage companies and banks and lets you filter by the county you are buying in. The handout explains why the choice is not a formality: all funding is based on availability, and you contact an approved lending partner to apply for loan approval and to reserve funds. Funds are reserved, and a lender who does not run the program cannot get you into that line.

Get the homebuyer education certificate early. The handout says that prior to loan approval, all recipients of down payment assistance must complete a homebuyer training course, and that the lending partner arranges it. The course is required before loan approval, not before closing. This is the step that holds files up more than any other, because people book the course after they are already under contract and then wait on a seat in a class.

Confirm the property type qualifies before you write an offer. SC Housing's handout lists eligible properties as site built single-family dwellings, off-frame modular homes, patio and townhomes, and FHA conventional approved condominiums, all located in South Carolina. A house outside those categories will not work with this financing. Checking it on a specific Greenville listing takes a minute, and it is a normal thing to ask your agent.

What are the income limits for SC Housing down payment assistance?

SC Housing sets an income limit county by county, and a single home price limit that applies across South Carolina. Within each county the income limit is set again by household size, with one bracket for one or two people and a higher one for three or more. A second division, set out in SC Housing's Homeownership Program handout rather than on the limits chart, sorts the state into targeted and non-targeted counties. Targeted and non-targeted are SC Housing's labels, and which list a county is on decides the first-time buyer rule.

Greenville County sits on the non-targeted list, along with Anderson, Spartanburg, Oconee and Pickens. In those counties the borrower must be a first-time homebuyer, or must not have had an ownership interest in a principal residence in the three years before the loan closes. Laurens County is on the targeted list, where the rule reads differently: the borrower must not own a home or have any ownership interest in a home at the time the loan closes. Same program, different door, depending on which county line the house sits behind.

We are leaving the actual numbers out of this post on purpose. SC Housing's chart states in capital letters that income and home price limits can change with or without notice, and that the current set stays in effect until the next year's limits are released by HUD. A figure copied into a blog post goes stale the day the chart moves, and a buyer who rules themselves out on a stale number has made an expensive mistake. Read the current chart on schousing.sc.gov, then have the lender check it against your real file.

Programs move too. SC Housing's programs page currently shows Palmetto Heroes, its assistance program for teachers, nurses, law enforcement, firefighters, EMTs, veterans and service members, as closed for 2026, with a 2027 version expected in the spring of 2027. Something you read about last year may not be open this year. Confirm the program on its own page before you build a plan around it.

And accept that on a house with several offers in the first weekend you may not be the strongest on paper, which usually means writing on more houses rather than writing a worse offer on the same one.
